The current
price for Units 3-5 is $319,000.00 (U.S. Dollars) per unit. This
is approximately $103/square foot, or about $1,030/square meter. Similar
units with poor access, no views and average quality in congested areas
sell for $1,100/square meter or more.
The current
price for Unit 6 is $359,000.00 (U.S. Dollars). This is about $95/square
foot, or $950/square meter. Unit 6 is more private than the other units
and has a great view of the central Valley. But it is slightly lower
than the other units, so its view, while still excellent, is not as
good as the other units.

and Clear Title. Free
and clear title in Fee Simple is guaranteed. Buyers will purchase their
unit by purchasing 100% of the shares of a valid Costa Rican corporation,

This is perfectly
legal and very common in Costa Rica because:

Ease of Transfer. In Costa Rica,
it is far easier and cheaper to buy and sell shares of corporations
than it is to transfer title of properties. Transferring title of
properties can be very time-consuming, due to the extremely inefficient
bureaucracy of the National Registry.
2.
Liability. If a third party is ever
injured in your unit, you would be protected by the corporate shield.
3.
Flexibility. If you want to establish
a business in Costa Rica, you could use your corporation for that
purpose. If you don't, it doesn't cost you anything. If you want to
sell your unit but keep the corporation, you can.
Financing.
Buyers will be responsible for any and all aspects of financing the
purchase of their units. Propiedades Monticello, S.A. will not carry
the financing of any units.
Interest
rates are currently very low by historical standards. Many high-quality
and safe banks are found in Costa Rica. Loans for varying lengths at
attractive rates can be arranged. Although better rates and terms might
be found in the U.S. and Canada.
Homeowner's Association.
Monticello will have a homeowner's association. Monthly dues are currently
projected to be approximately $250/month, including:
24-hour
security;
All common area maintenance & repairs;
Maintenance of certain exterior components of each unit;
Water & Sewer;
Liability Insurance for certain potential damages and claims;
Each unit
shall have an equal vote in the Homeowner's Association. Maintenance,
building and repair covenants will be agreed on and enforced by the
Association.
